Newmarket Randwick: Inglis Residences

The award-winning Newmarket precinct draw inspiration from the established character of its surrounding streets.
Developed by Cbus Property, with architecture by SJB, the precinct's latest chapter, Inglis Residences, brings a collection of beautifully considered two, three and four-bedroom homes to one of Randwick's most established addresses.
Within Inglis Residences, the material selection takes a considered approach to contemporary residential living. Warm, neutral tones meet tactile surfaces and subtle contrasts, creating a palette that feels refined without losing its connection to everyday life.
Our Cosmo Series in White and Grigio introduces understated concrete-look porcelain across the wall and floor applications, while Concrete Stone Greige brings a deeper, more grounded tone through its natural finish.
In the feature areas, smaller formats introduce another layer of detail. Gloss ceramic tiles from the Argento Series in Grigio and Kumi Series in White bring a change in scale and surface, creating moments of contrast against the more restrained finishes.
The shared lobby spaces take a slightly different direction. The Neo Series in Grey, alongside Neo Cobble, introduces a textured, stone-inspired finish underfoot, while a custom tile composition brings a more individual design element into the space.
Across the balconies, Apex White provides a durable, textured porcelain surface, connecting the interiors to the outdoor environment.
A neighbourhood with a story still unfolding
Inglis Lane, the precinct's newest retail offering, is set to become another cornerstone of the community. With a curated mix of retail and dining, it builds on Newmarket's established offering and brings the precinct closer to becoming a self-sufficient neighbourhood.
It's this relationship between residential life and shared spaces that makes projects like Newmarket particularly interesting. From the considered finishes inside the residences to the surfaces that shape the shared experience, every detail contributes to a larger picture.
What makes Newmarket special is its sense of continuity. Inspired by the character of Randwick, the precinct brings together contemporary architecture and the familiarity of an established neighbourhood.
For BetterTiles, being part of that story means more than supplying a collection of surfaces. It's about understanding how materials perform across different environments, how they work together and how they contribute to spaces designed to be lived in.
And the story doesn't end here.
BetterTiles was also proud to supply the tiles for Norfolk Residences, another chapter in the evolving Newmarket precinct.
